Decision Framework

How to choose the
right loan term

Lower Monthly Payment

Choose a 30-year term for a lower monthly payment. Best if you want budget flexibility and plan to invest the savings elsewhere.

30-Year Fixed

Save on Interest

Choose a 15 or 20-year term to pay significantly less total interest. You'll build equity faster but have a higher monthly payment.

15 or 20-Year

Middle Ground

A 25-year term splits the difference: slightly higher payment than 30-year, but thousands less in total interest. Often overlooked but powerful.

Not necessarily. A 15-year mortgage saves tens of thousands in interest but requires a much higher monthly payment. If the higher payment strains your budget or keeps you from saving and investing elsewhere, a 30-year may be the better fit. Our 15 vs 30 year calculator runs that exact comparison.
On a $400,000 loan over 30 years at rates near 7%, a 0.25% difference works out to about $67 a month and roughly $24,000 in total interest. On shorter terms the dollar difference is smaller but still meaningful. Always compare APR, which includes fees and gives a truer cost picture.
A larger down payment lowers your loan balance, monthly payment and total interest. With 20% or more down on a conventional loan you also avoid private mortgage insurance (PMI). Still, do not drain your savings: keep an emergency fund of 3 to 6 months of expenses.
Yes. Enter any scenario you want, for example Loan A at 3.5% down for FHA and Loan B at 20% down for conventional. This calculator shows principal and interest only and does not add PMI or FHA mortgage insurance, so treat it as a clear look at the rate and term differences.
