The Definitive Guide to Texas DSCR Loans & Rental Property Underwriting

Whether you are purchasing your first single-family rental in San Antonio or executing a BRRRR cash-out refinance on a 4-unit portfolio in Dallas, understanding how lenders calculate the Debt Service Coverage Ratio is the difference between an approved loan and a dead contract.

What is a DSCR Loan and How is It Calculated in Texas?

A DSCR loan (Debt Service Coverage Ratio loan) is an asset-based mortgage designed specifically for real estate investors. Unlike conventional agency loans governed by Fannie Mae or Freddie Mac—which scrutinize your personal debt-to-income (DTI) ratio, personal tax returns, W-2 statements, and student loans—DSCR underwriting evaluates only one primary metric: Can the property pay for its own mortgage?

The Standard DSCR Formula
DSCR = Gross Monthly Rental Income ÷ Total Monthly PITIA

Where PITIA represents Principal, Interest, Texas Property Taxes, Hazard/Flood Insurance, and monthly HOA assessments.

For example, if you acquire a single-family investment property in San Antonio that rents for $3,200 per month, and the total monthly mortgage payment (including principal, interest, Bexar county taxes, and insurance) is $2,500, your calculation is:

$3,200 ÷ $2,500 = 1.28 DSCR Ratio (Elite Tier Approval)

What DSCR Ratio Do You Need to Qualify in 2027?

Different lenders utilize distinct underwriting bands. At STX Lending, our DSCR matrix is divided into five clear tiers to give investors maximum flexibility:

1.25+ DSCR • Elite Tier

Maximum leverage up to 80%–85% LTV, lowest Non-QM rates, 10-Yr Interest-Only eligible, and 3–6 months reserves.

1.20 – 1.24 DSCR • Strong Tier

Preferred underwriting tier, standard approval up to 80% LTV, competitive market pricing, 3–6 months reserves.

1.00 – 1.19 DSCR • Standard Tier

Rent covers 100% of debt service. Standard 20%–25% down (75%–80% LTV), full LLC vesting, and 3–6 months reserves.

0.75 – 0.99 DSCR • Deficit Tier

Properties with negative cash flow qualify under specialized no-ratio guidelines. Requires 25%–30% down (70%–75% LTV) and 6–12 months reserves.

Under 0.75 DSCR • Commercial Bridge Tier

Properties requiring rehab or vacant stabilization financed via short-term bridge/hard money, then refinanced into 30-year DSCR upon completion.

How to Calculate Your Maximum Loan Amount from Rental Income

Professional investors rarely ask “What is my DSCR?” after they get under contract. Instead, they calculate their maximum allowable offer price before making a bid. By toggling to the Max Purchase Power tab in our calculator above, you can reverse-engineer your maximum borrowing power:

  1. Determine Fair Market Rent: Run comparable rents or check Fannie Mae Form 1007 rent schedules for the neighborhood.
  2. Set Target Ratio: Select 1.25 to unlock maximum leverage and the lowest interest rate.
  3. Solve for Allowable P&I: Subtract the estimated Texas property taxes, insurance, and HOA from the allowable debt service.
  4. Amortize backwards: The remaining monthly cash capacity dictates the exact maximum loan amount and property price at 80% LTV.

Short-Term Rental (Airbnb / VRBO) DSCR Rules in Texas

The Texas vacation rental market—encompassing the Texas Hill Country, Lake Travis, Canyon Lake, New Braunfels, Galveston, and Austin—generates substantially higher gross revenues than standard long-term leases. Under conventional lending, banks reject vacation rental income unless you show two consecutive years of Schedule E tax returns.

Under our Texas DSCR STR Program, vacation properties qualify using:

  • AirDNA Rentalizer Projections: For newly purchased or un-stabilized vacation properties.
  • 12-Month Trailing Operating Statements: For established short-term rentals (Airbnb/VRBO host payouts).
  • Appraiser 1007 Market Comparables: Supported by local vacation rental comps.

5 Proven Tactics to Boost Your DSCR on Tight Deals

1. Choose a 10-Year Interest-Only (I/O) StructureEliminating principal curtailment during the first decade reduces monthly debt service by ~11% to 15% at current market interest rates, immediately elevating a tight 1.01 ratio to 1.12+.
2. Opt for a 40-Year Amortization ScheduleStretching the loan repayment across 480 months lowers the monthly principal requirement, providing long-term cash flow breathing room.
3. Negotiate Seller Paid Rate BuydownsUse seller concession credits at closing to buy down the permanent interest rate, permanently shrinking monthly interest expense.
4. Aggressively Protest Texas Property TaxesFile annual appraisal protests with county appraisal districts (CADs) in Bexar, Travis, Dallas, and Harris to keep assessed values and tax liabilities compressed.
5. Monetize Ancillary Property AmenitiesDocument all rental revenue streams on leases, including detached storage shed rentals, covered parking, pet fees, and laundry hookups.

Texas DSCR Rules: Entity Vesting & Cash-Out Refinancing

Texas possesses unique constitutional protections under Article XVI, Section 50(a)(6), which limits primary home equity cash-out loans to an 80% maximum loan-to-value ratio, mandates a 12-day waiting cooling-off period, and restricts lender fees to 1%.

Critical Distinction for Investors: DSCR loans are strictly business-purpose commercial loans. Because the borrower certifies that the collateral is an investment property and will never be occupied as a primary residence, DSCR loans are completely exempt from Texas Section 50(a)(6) rules. This means you can execute rapid cash-out refinances to harvest equity, close directly in the name of a Texas LLC or Series LLC for asset protection, and avoid homestead title delays.

(210) 750-6164Send Deal Scenario
A Texas DSCR (Debt Service Coverage Ratio) loan is an asset-based investment property mortgage that qualifies you based entirely on the rental cash flow of the property, rather than your personal W-2 income, tax returns, or employment history. If the gross monthly rent generated covers the monthly mortgage payment (Principal, Interest, Texas Property Taxes, Hazard Insurance, and HOA dues), the deal qualifies. It allows real estate investors and Texas LLCs to scale without hitting personal DTI caps.
We accept DSCR ratios starting at 0.75 for Texas investment properties. A ratio of 1.25 or higher is the "Elite Tier," unlocking the lowest interest rates, up to 80% to 85% LTV, and 10-year interest-only payment structures. Ratios between 1.00 and 1.24 receive standard market rates. If your property is in a deficit tier (0.75 to 0.99), you can still qualify under our specialized No-Ratio program with a slightly higher down payment (typically 25% to 30%) and 6 to 12 months of reserves.
Texas property taxes are the single biggest variable in your DSCR calculation. Because Texas has no state income tax, county effective tax rates average between 1.8% and 2.3% of assessed value. Crucially, the Texas homestead exemption does NOT apply to investment or rental properties. Our calculator includes built-in county presets (Bexar 2.05%, Travis 1.95%, Harris 2.25%, Dallas 2.15%) to ensure your cash flow and debt coverage ratios reflect exact Texas underwriting realities.
Yes. Interest-only options are extremely popular on DSCR loans because they eliminate principal curtailment during the initial 10-year period. By lowering your monthly debt service by ~11% to 15% at current market interest rates, switching to an interest-only structure can instantly elevate a tight 1.01 ratio to 1.15+ without requiring extra down payment, unlocking higher loan amounts and lower cash to close.
Yes. DSCR financing is widely utilized for Texas vacation and short-term rental properties in markets like the Texas Hill Country (New Braunfels, Canyon Lake, Fredericksburg), Austin, and Gulf Coast coastal markets (Galveston, Corpus Christi). Underwriting qualifies the property using either a 12-month historical revenue statement or an AirDNA Rentalizer market appraisal projection.
Yes. In fact, the majority of our Texas investor clients close in the name of an LLC, Series LLC, LP, S-Corp, or land trust. Closing in an LLC protects your personal assets, separates liability, and allows multiple partners or equity syndicators to vest on title seamlessly.
No. Texas Constitution Section 50(a)(6) restrictions (such as the 80% maximum LTV, 12-day cooling period, and 1% fee cap) apply strictly to Texas homesteads (primary residences). Because DSCR loans are strictly business-purpose loans for investment properties, they are completely exempt from Section 50(a)(6) restrictions. You can execute cash-out refinances to pull liquidity and acquire additional properties without homestead cooling periods.
