BAH Calculator 2026

This BAH calculator looks up your exact 2026 Basic Allowance for Housing by ZIP code or duty station, pay grade and dependency status, from DoD's rate files for all 299 Military Housing Areas and 39 rural county cost groups. Rates rose an average of 4.2% on January 1, 2026, and the allowance is paid monthly and tax free to active duty members living off base. Under your rate, see the home price your BAH covers on a $0 down VA home loan, plus 2026 rates at nine Texas bases.

VA Buying Power

What Your BAH Buys on a $0-Down VA Loan

The buying-power panel works backward from your monthly BAH until principal, interest, the financed funding fee, property taxes and insurance add up to your allowance. DoD also builds in a member cost share: 5% of the national average housing cost for your grade, which came to $93 to $212 a month in 2026. So BAH is meant to cover most of a typical rental, not all of it.

Full Entitlement
$0 Down

100% base loan financing

For veterans that have full VA entitlement and are eligible for a VA loan, there really isn't a loan limit with zero down on your first purchase. County limits only apply when there's partial entitlement remaining, however, there is bonus entitlement that gives you an unlimited amount on your purchase above the conforming limit.

VA loan rules
No Monthly MI
$0/mo PMI

Zero private mortgage insurance

There's no monthly mortgage insurance on a VA loan, no PMI and no FHA-style MIP. The BAH that would have paid for it goes toward the house instead.

VA Funding Fee
0% to 3.3%

Financed or waived at closing

First time using the benefit with nothing down? The VA funding feeis 2.15%, or 3.3% if you've used it before. You can roll it into the loan, and anyone drawing VA disability pay, even at 10%, skips it.

Texas disabled-veteran exemptions

Property tax is one of the biggest costs in a Texas payment after the loan itself, so this one matters. Rated 100% or individually unemployable? Your homestead owes no property tax at all under Tax Code 11.131. Lower ratings take $5,000 to $12,000 off the taxable value under Section 11.22.

DoD Rate Methodology

How DoD Sets 2026 BAH Rates

DoD prices BAH each year from local housing costs in 299 Military Housing Areas, then sets a rate for every pay grade, with dependents and without.

01Local Market Survey

Duty Station MHA and Utilities

It starts with what renting really costs where you're stationed: median market rents, plus electricity, heat, and water and sewer. DoD gets those numbers from Census surveys and the Consumer Price Index, rental listing sites, and the housing office on base.

299 MHAs & 39 County Cost Groups
02Housing Standards

Pay Grade and Dependency Tier

Housing costs are set for six profiles by dwelling type and bedroom count, from apartments to detached homes. Each pay grade is matched to what civilians with comparable incomes rent, with one rate for members with dependents and one without.

24 Pay Grades, With & Without Dependents
03Annual Schedule

BAH Rate Protection and the January 1 Date

New tables land in mid-December and kick in January 1 (the 2026 rates came out December 11, 2025). If rents in your area fall, you're covered. Stay at the same duty station with no break in BAH eligibility and your rate can't go down.

DoD FMR Vol. 7A, Ch. 26 Rate Protection
VA Underwriting Rules

Using BAH to Qualify for a Mortgage

Your BAH counts as income on a VA loan, right next to base pay and BAS. Then the underwriter runs the file through two tests, your debt-to-income ratio and VA's residual income table for your region.

Buying at Current Duty Station

Verified from your Leave and Earnings Statement (LES)

Buying near the base you're at now is the simple case. The lender reads your BAH off your latest Leave and Earnings Statement and pairs it with your statement of service.

Relocating on PCS Orders

Underwritten using your gaining duty station BAH

The underwriter will always qualify the PCS buyer on the station that they have orders in and the BAH posted amounts to determine the eligibility and income even if they haven't reported yet. Orders typically have to be confirmed from the station and have to be within 30 days to count it.

It's the monthly housing money DoD pays active duty service members who aren't living in government housing, tax free, anywhere in the 50 states and DC. Some people call it the basic housing allowance. Your amount is set by the ZIP code of your permanent duty station and your pay grade, with a higher rate if you have dependents. Stationed overseas? You'd get the Overseas Housing Allowance instead.
No. You won't owe federal income tax on it, it doesn't show up as taxable wages on your W-2, and Texas has no state income tax to worry about. That helps at the lender too. None of your BAH disappears into withholding, so all of it counts toward VA's residual income test.
Yes. If it's on your Leave and Earnings Statement, a lender counts BAH as income on a VA loan, for the debt-to-income ratio and for VA's residual income test. You don't have to spend it on housing, either, so treat the price your BAH covers as a gut check rather than a ceiling.
Austin and the DFW area in 2026 are among the highest-paid stations for Texas at most grades in service. A normal E-5 with dependents can get $2,469 a month in Dallas and $2,241 a month in Austin. Looking at JBSA the amount goes down to $1,869 so there is quite a difference. Dyess Air Force Base has a temporary increase on its E-6, making it $2,820 a month and this is among the highest in the state for that grade, good through 2026.
By 4.2% on average. DoD announced the 2026 rates on December 11, 2025, and they took effect January 1. Your area could have moved more or less than that, or even dropped, depending on local rents. Abilene and Dyess AFB got an extra bump later on, a temporary increase of about 24% that started May 16, 2026.
Look for them in mid-December. That's when DoD has been releasing the next year's tables (the 2026 rates came out December 11, 2025), and they take effect January 1. Your January Leave and Earnings Statement will show the new amount, and we'll load the 2027 rates here as soon as DoD posts them.
Not while you stay put. Under individual rate protection, a member who keeps uninterrupted BAH eligibility at the same location keeps the higher of the new rate or the old one. A PCS move, a change in dependency status, or a reduction in grade puts you on the current table.
Anyone getting VA compensation for a service-connected disability, at any rating, pays no funding fee. That includes veterans entitled to compensation who draw retirement or active-duty pay instead. A Purple Heart on active duty counts if you show proof by closing, and so does a proposed or memorandum rating issued before closing. Surviving spouses receiving DIC are exempt as well.
